The package
A digital twin of the transaction: JSON conformant to a subset of the Property Data Trust Framework, version 3.5.0, validated against the schema on generation, with a PDF rendering for reading.

What it is
The verified inputs, the evidence and the acceptance record, in a form you can load. It removes the first weeks of chasing the buyer for documents they have already provided, which is the period in which most sales die.
What it is not
HomeBid does not take your obligation to know your client and does not claim to discharge it. You re-verify under your own rules, as you do today, with the evidence already in front of you. HomeBid never represents otherwise, to you or to the developer.
Your process
Before the first file
HomeBid briefs your firm before the developer's first reservation: what the package contains, how it arrives, how to load the JSON if you want to. There is nothing to install. Firms that want the PDF only get the PDF.
On acceptance
Within 48 hours of the developer accepting, the package lands with you and the buyer's firm. The buyer has already been told what has been shared and with whom.
From there
Enquiries, searches, exchange, completion and registration are yours, as they are today. HomeBid stops at acceptance and does not sit between you and your client or the developer.
HomeBid measures whether the package is actually used, with a target of four deals in five, and asks receiving firms what would make it more useful. Feedback goes into the format.
Standards
Data format
The package conforms to a subset of the Open Property Data Association's PDTF, version 3.5.0, and is validated against the schema on generation. It is an open standard by design, so your case management system, or a settlement rail, can consume it without anything proprietary.
Identity
Identity checks aligned with the Land Registry's practice guide on identity for property transactions. Certification from the identity provider under the UK digital identity and attributes trust framework is evidenced at launch and attached to the package.
Data handling
Personal data processed under UK GDPR on documented lawful bases; evidence stored encrypted with every access recorded; retention aligned to anti-money-laundering record-keeping; UK and EU resident hosting. Buyers see what has been captured and shared.
